During the Sunrise Phase, trade mark rights holders may register their domain names, provided that the term applied for is in the Trademark Clearinghouse (TMCH), with multiple applications for the same domain resulting in an auction.

During the Early Access Program, domains will be available to all on a first-come, first-served basis on a descending pricing scale.
Under General Availability, domains may be registered by all on a first-come, first-served basis.
Domains may be registered for a period of from 1 to 10 years and with from 1-63 characters.
Proxy/privacy services are permitted.
Optional News Media Organisation/Realty Entity Declaration
Registrants must agree that News Media Organisations should have first priority in the .OBSERVER name space and a Realty Entity should have first priority in the .REALTY name space.  We are awaiting clarification from the registry on this point.  Nothing restricts other use.

As such, registrants may register domains with the registry affirming that they are a News Media Organisation (for .OBSERVER), or a Realty Entity for (.REALTY).

Registrant Name Server Requirement - No domain parking or non-resolution
Whilst both TLDs are open to all, please note that registrants must have the primary (root) domain and “www.” sub-domain resolve or redirect to an "observer" website - that is, a News Media Organisation website - for .OBSERVER, or to a "realty" website for .REALTY, or to their entity's website.
Registrants will have 400 days after registration or transfer to complete the resolution of a domain.
Premium Generic Names
The registry may reserve generic keywords for individual release or later bulk release.  Interested parties may apply to the registry for any such name stating the intended purpose for the use and attaching any business plans.
